UK market focus: Staines-upon-Thames

The increased focus on transport connectivity highlights opportunities in Staines-upon-Thames.

As examined in the report, increased buyer demand has underpinned pricing in Staines-upon-Thames over the last five years.

House prices rose by 16.3% in the year to Q3 2016, significantly outpacing the 9.3% rise seen across Surrey over the same period. Despite the recent outperformance, average house prices in Staines-upon-Thames remain around 20% below the Surrey average.

The town is particularly well connected, lying in close proximity to Heathrow Airport, the M25 and M4 Corridor.

From a business perspective it was named the number one location in the UK to start a business in 2014 by UHY Hacker Young. Meanwhile, for commuters, train journey times into London Waterloo are under 40 minutes and rail season ticket prices are lower than in nearby stations such as Weybridge, Windsor and Chertsey. Drive times into central London are less than an hour.

It is this proximity to the Capital that is leading to increasing demand from buyers. Internal migration data from the Office for National Statistics shows that, in 2015, almost two-thirds of new residents in Spelthorne arrived from London boroughs.
