Knight Frank Thailand, one of the country’s leading property consultancy, has launched a new service line for the residential market “Housing Project Sales and Marketing” in Thailand. With over 20 years of relevant work experience in the real estate market, as well as over 17 years as a trusted residential advisor with global connection networks, we have been entrusted with and have successfully managed 48 projects with a total value of over 90 billion baht. Every project enjoyed an overwhelmingly positive response. An unrivalled clients’ database compiled over the years helps us to effectively analyse marketing campaigns and customer relationship management effectively. As one of the frontline services, the Housing Project Sales and Marketing offers product consultancy & advisory, pricing strategy for reasonable market selling prices, marketing strategy, exclusive sales management, in-depth market research, and database management system. The service is aiming to manage 10 projects in their early stages for optimization and concentrated efforts. It is managed by specialists who have been working in the housing market for more than 10 years, including work with many public companies.
Mr. Frank Khan, Executive Director and Head of Residential, Knight Frank Thailand, said, “In the condominium market, we are now full of integrated services. It is time for the next move; the housing market still has a gap to fill, and we offer end-to-end solutions for the changing market. As a long-lasting player in the market, we have a strong and unexposed database system, which is our key advantage of market competition and meeting changing market demand.
Developers are now targeting at more markets by focusing on horizontal projects such as single-detached house and semi-detached house instead of launching condominiums because of the COVID-19 pandemic, and without property speculation in this market. By Q1 and Q2 2020, we have seen that the housing market in Thailand shows positive signs of sales and is likely to increase gradually — in particular single-detached house projects that range from 10 million baht to 20 million baht, of which buyers unaffected by COVID-19 are using for an actual residence. This group is mostly quite wealthy and owns stable businesses. They need more homes, more space for their new families in prime areas. The locations that they are looking for are mostly in Ekkamai-Ramintra, Ladprao-Kaset Nawamin, Srinakarin-Bangna, Ratchaphruek-Rama5, and Phatthanakan-Krungthep Kreetha.”
He added, “They have also seen an opportunity to buy in a time of crisis due to attractive promotions and selling prices that are lower than usual. These reasons, along with the fact that land prices increase every four years, are principal accelerators for current sales.
Home living trends are also changing. Further distances or locations outside of the city can be acceptable as long as they satisfy certain requirements, including easy to access into the CBD and being close to needed lifestyle venues like a child’s schools, and their father’s or mother’s homes. Wellness in design and security, as well as lower density living, may become a second priority for development while prices are less of a consideration.”
